Thorough Tenant Screening & Selection

Every tenant application is evaluated based on credit, employment verification and residency/rental history.

When a qualified tenant is found, the lease is signed, and a move-in condition assessment of the rental property is conducted with the approved tenant.

Your leasing agent manages the lease signing with the approved tenant, using a professionally prepared lease, and ensures that all proper contracts are executed correctly.

 

During lease signing, the tenant also receives education and we conduct a walk-through to document conditions that will assist in preserving property’s value.

 

The tenant also pays all rent, deposits and any fees in accordance with local legal and financial regulations.

Rent Collection

Our Property Management services include

 

Property Leasing Services:

  • Advertise and Market the Property.
  • Screen potential tenants (Credit Report, verify Employment, Landlord references and interview the tenants).
  • Prepare, act as intermediary in negotiations, and obtain authorization of all lease documents.
  • Managing house keeping contracts e.g. cleaning / gardening / window cleaning.
  • Changing suppliers can be stressful. We take away the hassle so you enjoy a smooth handover. You are kept updated at every stage, whilst we proactively manage the transition on your behalf,
  • We produce detailed Resident and Tenant guides for the property.
  • The guides are specific to the property and provide useful information, such as access information, waste and recycling use and location, Parking procedures, use of lifts, lighting, door entry and gates and codes, contact information for DBS and a useful summary of the lease to highlight responsibilities on site.
  • A short form is provided for Tenants, focussing on “responsibilities” to prevent problems with Noise nuisance, parking, waste and recycling and the use of the common parts.

 

Tenant Move In

  • Draw up leasing agreement
  • Confirm move in date with tenant
  • Review lease guidelines with tenant regarding things like rental payment terms and required property maintenance
  • Ensure all agreements have been properly executed
  • Perform detailed move in inspection with tenant and have tenants sign a report verifying the condition of the property prior to move-in.
  • Collect first months rent and register security deposit

Evictions

Breach of any terms in the contract will result in

  • Notifying tenant of corrective actions.
  • Should corrective actions not be implemented on time, start procedures on lease termination.
  • Filing relevant paperwork to initiate and complete an unlawful detainer action
  • Representing owner in court
  • Coordinating with law enforcement to remove tenant and tenants possessions from unit

Legal

  • Advise in the event of a legal dispute or litigation
  • Refer owner to a qualified attorney when necessary
  • Understand and abide by the latest local, state and federal legislation that apply to renting and maintaining rental properties.

 

Tenant Move Out

  • Inspect unit and fill out a report on the property’s condition when the client moves out
  • Provide tenant with a copy as well as estimated damages
  • Return the balance of the security deposit to the tenant
  • Forward any portion of the owner’s portion of the tenant deposit to the owner or hold in owner reserves for repairs.
  • Clean unit and perform and needed repairs or upgrades
  • Re-key the locks
  • Put the property back on the market for rent

 

Fees – No Surprises or Hidden Extras

Our management fee is truly all-inclusive and incorporates all standard management duties and activities. We do not charge for letters, informal advice or for carrying out site visits. Any additional fees, such as for supervising major works projects, are always agreed with the client first.
